Why do brokers charge renters a fee when the management company of the building the renter is going to rent from pays the brokers fee????????????????

If you can afford to pay a broker's fee, searching with a broker is highly recommended for convenience and is the most common way of finding an apartment that will best suit your needs. Brokers often have access to all of the rental apartments currently available that can help you find a home faster.

By industry standard brokers charge a commission for services.

If you are unable to pay a fee perhaps the No-Fee options is for you. Although limited there are numerous no fee rental buildings through-out the city in which we are able to assist with by collecting our commission from the landlord in this case the property is an OP which stands for owners pays.

Although OP may sound like a better solution because you do not need pay a fee, most OP properties have higher rents. So when all is said and done usually there is a fee regardless of whether it is either paid up front or over time.

haha! charlarA, you're pretty funny.

highly recommended?? recommended by who- broke-ass brokers??

best suit your needs?? i don't think my broker ever cared about my needs, just his dwindling bank account balance and ever-growing credit card debt and student loans.

faster?? try again....

most people who work a job that adds no value will often fall back on the "it's a luxury those who can afford are willing to pay". Not true.

why would i use a broker? one reason is some buildings will not allow you to see their apartments without one.

does that mean the broker is adding value. absolutely not. most of the time, he or she is just irritating me by stating such obvious things like, "wow, brand new appliances". uhhh, yeah, thanks for pointing that out....

bottom line is, most people i know hate using a broker but will often have no choice. when given a choice, they certainly wouldn't call up some two-bit loser to escort them to a building they have already discovered on their own.

brokers are a microcosm of what's wrong in this country. it's what we call in finance a "dead-weight loss" to the economy, akin to welfare. essentially, we're throwing money to a welfare-recipient (your broker) who has not added an equal amount of value and is therefore creating an inefficiency in the economy; one that is unsustainable and will eventually cause a disruption in the marketplace.

if you can, avoid brokers like the plague.
