powder room size

We bought a one bedroom condo, and would like to add a powder room (toilet and sink). The space for it has all the necessary plumbing, but I was told it also needed to be of minimum size according to NYC code. Is that so? And does anyone know what the minimum size for a powder room is?

Unless this is a large one beedroom, you are not likely going to like the "powder room" options. The code isn't the problem, the Americas with Disabilities Act is, which generally requires new bathrooms to be "ADA adaptable" if the provisions apply, which likely do for your condo. Talk to an architect/expediter, but I think your "powder room" likely will need to be far larger than you will be interested in giving up (something like 5x7). Don't know what kind of building this is, but a little birdie has told me some people have built an ADA adaptable room, got the C of O, and then turned part of the bathroom into a closet or moved the wall.

But can't their architect apply to the DOB & get an exception to the ADA requirement?

Isn't the requirement to have a minimum of one ADA adaptable bathroom? I know someone who got around it but can't remember how. She had to go through the code herself.

If the plumbing is already there, is it possible that it was converted from a powder room previously? How is it shown in the prospectus?
If it was/or was planned as a powder room, might be possible to override ADA.

Basically, my understanding is that if you don't move fixtures around, you don't have to comply with ADA requirements, which, in NY are sometimes totally ridiculous. As in, when we renovated we moved the door to a closet from a hallway into our bedroom. ADA then required a 36" wheelchair accessible doorway, which was totally stupid, as the door to the bedroom itself is only 30" wide.

the space used to have a sink, but not a toilet, so it's a wet area, and the unit on the other side of the wet wall has a toilt right there, only in a bigger space (a full bathroom). A vent will not be a problem, but if ADA calls for 5'x7', that will kill it...It does seem to be way too large for a powder room..

My understanding is the minimum size requirements are by the fixture, not by room size. So 5 feet by 5.25 feet if the sink and toilet are next to each other.

I'd love to replicate an airplane WC in my apartment ... very efficient use of space.
