Bath/Kitchen/Wall removal renovation cost??

Hi, I am looking to get an idea for renovation costs to a unit that I am considering to purchase. I need to redo the following and would appreciate advice on what I should anticipate for renovation costs: KITCHEN- take walls down, basically redo most of it (possibly keep some of the appliances and potentially cabinet doors)but need to add island, knock down wall including a closet to open up... Very hard to price out. If you didn't keep any appliances or cabinets it would cost about 30k for mid range. Without seeing it it is way too hard to give you prices

Bathroom, are you allowed to? Cost: $25k
Floors: $1,600.00
popcorn ceiling, depends on how many sq ft. You can skim coat if the popcorn isn't too big
New bathroom: 30k

I know people who have gotten galley kitchens done for under $5k.
Same with a small bathroom. $5k. Home Depot caliber materials.

Assuming you aren't going to have a job that looks like it was done by Holly-Happy-Hands-at-Home, I think you are looking at about $100,000 for everything you are discussing (minus the stairs) if you keep costs down by not getting carried away with finishes and millwork. If you want a more swank higher end product for all you've said, I would budget $125K and then be happy when it came in lower.

Primer05 is a very reliable and experienced contractor who posts on here regularly. Trust his estimate. But realize, his estimate leaves out whatever you meant by "upgrade the staircase" since we have no idea what you mean by that. Also, I assume you want to put shelving in your closets, paint the place, replace some or all lighting fixtures and possibly wire it for computer/sound/TV. Don't forget to budget for those things.

Ignore anyone telling you $5K for a kitchen. Demolition alone costs that much.

the staircase has probably leaned a little beyond (below) its intended incline and as a result is probably 1-2 steps short of the next floor. Upgrading the staircase should add the extra 1-2 steps necessary to reach the next landing.

That is funny. I did only price out the items I have some idea about. 5k for a kitchen or bathroom? Imagine?

Not true. I have sparkly Silestone countertops, and they were a bit costly. Plus,

Thank you all for your input. I figured around 100K- for kitchen and baths...

I would probably upgrade the existing bath at a later time (depending on total cost) and just stick with kitchen and upstairs "new" bath, plus closets.

The popcorn ceiling- I presume I could just do the area in the bedroom (it's a loft condo) so the ceiling above the living area- you can't quite see but above the bedroom area- the popcorn ceiling is very noticeable (probably 15*15 in size). Any idea on cost? And it's a unit in the printing house in the west village.

Stairs- I actually don't even know what to do with them. They are just standard wood stairs- would likely sand/paint or stain to make it look more updated...

I would probably do kitchen and bath in clean, modern finish but nothing crazy. A standard, stainless steel granite-type counters. The stove is viking and would keep that...but would need to replace the dishwasher. Maybe keep fridge, although a smaller size than I'd like.
