Architect recommendations

Hi, We are looking at a gut renovation of a 3bd 2br on UES. Can anyone recommend a reasonably priced architect? Also, is around 15% of construction cost reasonable? Thanks.

I think architects normally charge flat fees for drawings depending on the scope of the project vs a % of construction. Designers usually charge a % of construction/furnishings, etc which usually ranges from 25-35% but I guess can be negotiated.

Also construction costs are around $150/sq ft and up.

Check out Naiztat and Ham. They are a husband and wife team that are easy to work with, transparent, and do exceptional work.

Thanks for the responses. I have been quoted that the construction costs will be anywhere between $150-$200 per square foot for gut renovations not including finishes, so I'm going to assume it will be in reality around $250 per square foot. Unfortunately that means if I add in the architect's fees and other carrying costs for the renovation it will take the budget up into the $400k range. It's starting to make me wonder about signing the contract.

Gut Reno,

It depends on what you are doing. I have done gut reno's for 200 sq ft including the architect and finishes. It will not be crazy high end but it is doable.

If you have any access to the space I would be happy to look at it for you

We've been working with a terrific architect on our reno. Ed Shalat of Shalat Architects. He's very thorough, responsive, works quickly and is reasonably priced. Highly recommended.

anyone know how much an architect is gonna run to get a COO amended to include a laundry room in the basement ? small walk up building.

15% of construction cost is pretty much market.

gut, at this point, the cost for a high-end gut renovation of a $2 mm loft (I'm a real estate agent who works mainly downtown) is about $300/sq ft. I think that price is a little ridiculous, so I asked an architect about it, and she said, 'well, the thing is that clients who hire architects often want their places to look architected."

So that's your answer. You can do $200 a square foot if you restrain yourself; the catch is you may not want to.

You don't want a cheap architect you want an interior designer with a background in architecture but hasn't taken the test yet. He'll know what he's doing but will cost less and may even have better ideas

Marco definitely call Martin Safren- he does a lot of smaller jobs like that as well.

300/sq ft for the gut. More if you have a taste for exotic materials and fixtures.
