Sponsor Sale vs. Resale Pricing

Quick question - does anybody have any data on sponsor sale pricing vs. resale pricing? I am concerned that a sponsor over time would be incentivized to dump units below market price which would drag all the prices in the building down. (Not new construction)

are you kidding me? If a sponsor is dumping their units at a below market price in order to move them, then that is what your building is worth.

Actually, often sponsor units sell for prices that appear to be somewhat above market compared to comparable resale units, as sponsor sales most often do not require buyers to go through the coop board approval process.

ph41, right and actually as the number of sponsor owned units in good buildings diminished, the demand has not and the last couple of years have illustrated that. One example is 215 west 75th where a one bedroom last year and a two bedroom this year had bidding wars as they sold for substantially more than the ask price. The ones that sit are the bad financial buildings or the ones facing a wall. The one facing the wall at 200 West 54th finally got rented. The one at 269 West 72nd sits at what looks like a great price, but has high maint. which I am sure has been the problem.
