rental buildings with a broker?

What is the usual arrangement when looking at no-fee rental buildings with a broker? Is it better just to book appointments at these places myself and only see fee places with my broker? (i.e. am I going to be charged a broker fee anyway? or will the management company pay it and raise my rent accordingly? neither?)

You will pay for it one way or another, either through higher rent or no free month or something else.

That's not true. A building won't raise your rent because you came by yourself. Just the opposite. They may raise it if they need to kick the broker any part of the commission. I say find the no fee buildings yourself and go see them yourself. Good luck.

I mean that you will pay for it one way or another if you come with a broker vs without.

The fact is this: You know when you call a customer service department with an issue and they keep you on the line for 3 hours? And to you it feels like the call/issue is never going to get resolved and to them its just another day at work? OK- well the same thing with an apartment search.

You can go and do things yourself if time is not an issue for you (and you're sure these buildings will offer "no fee" promotion for forever) OR you can get a broker to to do it for you since that is what we do all day.

The price of "no-fee" apartments does not change due to the presence/absence of a broker. I am a real estate agent and I can assure you there is no charge for taking you out to look. It's quick, easy, and no pressure- if you would like to talk more about this, call or text me 212 786 2003.

I have no idea why people go to large rental buildings with a broker. If a building says they will pay your broker's fee, in almost every case, if you didn't have a broker, you would get a better deal (1 free month of rent, for example). Never go to a large rental building with a broker.

Last summer we went to the Ashley (an Extel building on the UWS) with a broker and I still got the 2-month concessions they were offering. Bringing a broker got us a good deal and she helped me through the process since I was new to the city.

renter1234 i'm a broker and to answer your question honestly, I'd say if your looking for a standard/cookie cutter style apartment then go shop for no fee apartments, and NO the owners/management companies won't raise your rent if you DON't decide to use a broker. However, if your NOT looking to live in a standard NO FEE apartment and you like charm, unique, nicer finishes you may have to secure a broker whom will help you find those types of apartments with those characteristics.
