Carving out small bedroom

Hi Interested in carving out a small bedroom out of a large living room space. Would essentially need to build two walls and put in a sliding door. Will also need to demo existing built in couch. Anyone have any ideas on how much this should cost? Also any recommendations on good contractors? We have been getting quotes that seem rather high for this work. Thanks
Before you do anything, keep in mind you may need to get DOB approval for this--there are size requirements if the space is to be legally turned into a bedroom and it must have a window. Of course, you could simply call it a 'study' if it doesn't meet the bedroom requirements...
We want to do the same thing for my daughter. We have to build 2 walls and a door. There is enough room. We need to get approval and it doesn't block any windows. I think we have to call it an office bc there will be no windows so it's not an official bedroom. The living room is large enough
Oh a wall is usually around 1000 bucks so multiply that by 2 and a door is usually included. These are pressurized walls so they are primarily rented and after a certain number of years you'd have to renew your lease on the walls. They don't hurt the building structure but they must meet the standards of the fire department
FYI, I am in the process of doing the same and was told that NYC code requires that the interior dimensions are a minimum of 8 feet length and width.
I think the city has cracked down the specs and code of new bedrooms after a firefighter was killed a bit ago.
bklyn3 - I'm intrigued by the concept of a built in couch. Do you have any pictures?

when we were in the market for a classic6 i wanted to do something like this in the kitchen/maid's room. open it up, just not have that space be a big eat in kitchen but a little den/tv room, while making the actual usable kitchen part a little smaller and sticking some kind of counter seating somewhere to eat breakfast/do homework when the time comes for some of us to do homework. i might still do that when we grow up and buy a house. it's nice to have a little tv room off the kitchen, it leaves the rest of the place tv free.
Memito, can you point me to a place where it says that in order for me to make a room a bedroom, it has to be a minimum of 8 feet by 8 feet? What if I want to call it a office or a study room?
I am looking to convert my alcove area (with a window) to a small bedroom. It is 9x7. Do you think I will run into problems?

you can see it better in this pic (there are more at the bottom of the page). i always wonder why built in couches are not as popular as other built ins, every one i've seen was really great and you can add drawers underneath for storage (like here). where we still lived in the city we had this weird unused space where no piece of furniture really made sense and i always threatened to build a really easy little one myself from a plan like this

That is one ugly couch. I'd rather have have a big ass tv to look at than that.
Lucille I thought you owned a house in NJ. Do you just rent? If you have a house why would you need drawers for extra storage since you'll have all that extra space in the house? I can understand why you want those storage things in an apartment.
i appologize, it was presumptuous to assume that everyone would simply infer that a custom built in couch, by definition, could look any way you wanted it to.

report abuse thanks for the friendly wishes. as of now my snowflakes will be attending the public school in a decent though by no means top shelf nj town where we rent a fairly modest house.

We had DOB approve a 6' x 10' study/office that we will use as a guest room, but one wall does not go entirely to the ceiling. No window but has its own heating and a/c register.

Sorry for the delay in getting back to you.
The 8 x 8 mininum space for a 1 bedroom was given to me by my landlords - two individuals who have decades of experience and dozens of buildings in the city.
Of course they might be wrong, but for now I am going to trust that they are up-to-date with buiding code in NYC.
I am going to look for DOB regs regarding this and when I find them I will post them.
Again, while it is off the cuff, I can't help but remember reading an article talking about how the DOB was going to start taking new room code more seriously after a fireman died entering a room without a window.
well CC, there are those who rent a house in NJ because they want more space for the family (maybe even a bedroom for each child) and the possibility of a good public school education and those who rent a one bedroom apartment in Stuytown, carve a child's bedroom from the living room and want (hope?) for the possibility of a good public school education. Chacun a son gout.
I read about the fireman who died, extremely tragic. I assume it was due to the backdraft but I'm not a pyro expert. I would opt for a pressurized wall more than anything though especially after getting one installed with a window to conform to the city code's .
