Any suggestions on how long to give an exclusive to a broker to sell an UWS 2br? (The property will co-broked with REBNY). 90 days? 120 days? 180 days? Is there any advantage to selecting a longer term?
Any broker who will take a 90-day agreement is either starving (in which case, are you sure they're the right broker for you?) or else betting a lot that the property is properly-, (even possibly low-) priced.
I have seen some 120s, but I think it makes more sense to go with 180 -- which is pretty typical -- with an out-clause if you and the broker absolutely end up hating each other.

in the world of real people, what is the actual committed period for a contract that has a 180 day term with a no questions asked out clause?
apple711, whatever you do, don't get a rental broker who would take you to an apartment with a window in the shower. This happened to columbiacounty, and he's been bitter ever since. (if you ignore other reasons like losing all of his money in the stock market in March 2009, having his career ruined, and losing his family).

why thank you
the typical is 180 days. i would not give more then 120 and would want 90. after 3 months of showing your place, most brokers somewhat give up on your place and start soliciting any bids. if you price your apartment correctly and don't put it on the market on Thanksgiving, it should sell within that time.
when choosing a broker, find the one that will back up the sales price with comps and not toilet paper. many give you the number just to get you into a 180 lock and then will ask you to slash your price every 30 days while having your listing become stale bread.
