hello, I am running into the following problem. Any thoughts, help, advice will be highly appreciated. I am trying to renovate a very long and narrow appartment unit (100 x 18 feet) in a 12 story-coop in downtown manhanttan. The space only has windows on each end (18 feet side) of the space. NYC DOB codes specify that the max depth of the room cannot exceed 30 feet from the window and all natural light/ventilation must be provided in all habitable space/rooms. That means there are 40 x 20 space in the middle which can't have access to natural light/ventilation. How can I create an interior room and comply with the code? Is there any exception given the long & narrow fact of the space (making compliance impossible)? Is there a work-around? A friend suggested that label the room as "exercise room" but it seems to me that it will still fall under "habitable space"? some NYC apt must have similar chanllenges. Any thoughts or past experience will be highly appreciated. Thanks. [less]
i think calling the space a home office would solve the issue
I think you need a window to call it a legal bedroom. If there is no window, you can call it a study, den , home office, screening room, library etc. These are all euphemisms for room that can't be considered a legal bedroom cuz it has no windows.
I was looking at a floor plan for a Brooklyn Heights townhouse apartment last night & there was a central space such as yours & they showed the dimensions but didn't actually label the space. I don't know that I've ever seen that before. You do need a window for a legal bedroom but such a space is good for any number of uses - dining, office, media room, sleeping............
