Why did this 2/2 go for under $800,000? Granted, I wouldn't want to be on 86th street, but the price still seems low.

Cause it sold for $300k 10 short years ago, then traded at $1.2mm 4 yrs ago and now it's on the way to $500psf.

On a leveraged basis over 10yrs, it a bubble on epic level. Making tulips look like sound investments.

Where are you getting those numbers W67? According to SE nothing in that building has sold for over one million dollars, going back to 1998.

ph41, you ask a lot. We have a talking ape making real estate predictions. Personally, I find that amazing and amusing. Yet that's not good enough for you? You want an ape who can accurately predict when it's well known that there are few humans even good enough to make accurate predictions (except financeguy, who predicts accurately 100% of the time once you throw out all outcomes that don't fit the prediction).

The maintenance is very high and square footage is very overstated. Public records for 8C is 946 sqft. (11C is 936 sqft, 14C & 16C is 938 sqft). Is 9C really that much bigger than these?

I saw 12C which is listed at 1200 sqft and it looked very small. Much closer to 940 sqft than 1200 sqft. So if you look at the pricing through the lens maintenance of $2200 plus special assessment coming soon on 940 sqft, doesn't look so cheap. Not saying its crazy over prices, just not super deal either.

Anyone know how much 16C traded for? Was it 850k, low 800s or even lower?

How many more months/years will it take for us to get to this $500 per foot number you have been chirping about for the last three years?
