That's what you have the hospital there fore.
The interior of the apartment looks very nice, yes. But the location? You're pressed up against the FDR Drive at the end of a "cul-de-sac" (i.e., a dead end). Not the kind of place I'd want to live. It's a long hike to the nearest subway line, and not anywhere I'd want to be at night. With no doorman. And, like you said, it's a walk-up. Those are great fun for the first few weeks. Then you start to dread leaving the apartment because you know you'll only have to walk up those damn stairs again when you get back.
If you do not have (and planning to have) any kids and you or your spouse does not wear heels, seems good at $700K (around 1100 sq ft at most). Second floor should be significantly higher as most people would not have a problem walking one flight.

wow. no closets in the bedrooms.
Great light for such an apt. No spot in the main 4 rooms are more than 14 feet away from a good-sized window, something that would rank highly for me.
It's as wonderful a two-studio combo as I can imagine, but like 23, I would find it short on closets. I think you need to build some into the master bedroom, but no matter where you put them (my vote is in the corner), that will make the room a little less gracious.

you wanna know what i think about this listing? i'll tell you. if you buy it either of these, you should flip the second bathroom near the living room with the plumbing side of the kitchen. and make the old bathroom into an open kitchen type deal open to the living space. the existing combo layouts of these apartments always really bugged me. it's wrong! this is what i think about this listing.

I went toe the open house on wendsday for 3CD. I was more interested in an OH at 527 which was 5BCD. This is a 3 bedroom with a large dining room. As for 3CD: Well it's a walk up. You just have to ask yourself the question...can I do this? If the answer is yes then the good parts are a wood burning FP, a good layout and flow with little wasted space. Closet space was limited. The FDR from this apartment is meaningless. I opened 2 windows and found the sound quality of the apartment to be undisturbed. As for being ALL the way over on the eastside, it just depends on where you live your life. I rarely leavr the UES so this is no problem for me. The view from both the livingroom and the bedroom includes the river and is quite beautiful. Given the steps 899 seems a little ambitious given the steps but for 699-725...well...who knows???
5BCD...that's a place I could live in. I just don't have enough money for an oversized man servent to carry me up and down the steps every day. The Broker was so cute when he showed us some work the owner had done about 10 years ago wrt adding a elevator to the building. I assured him that by the time that elevator is built I'll just park my flying car right outside my bedroom window.
Both good spaces for the uber stair climbers.
