Discussion about
1. as a Republican, I generally oppose the entitlement state 2. and oppose government hand-outs to people 3. however, I have a tenant who is six months behind in rent 4. my tenant's plight has helped me see the entitlement issue from a different perspective, and triggered my inner compassion 5. so I would like to help him get a NYC "one-shot" grant to pay me 6. right now he is between jobs but waiting 7. anyone know how, where to get funding for him Any help would be very much appreciated

1. As a fellow Republican I applaud your sympathy, but
2. it's not New York City's responsibility to subsidize your tenant's unemployment, therefore
3. I suppose the "one-shot" grant will have to come out of YOUR pocket.

Ali:

1. thank you
2. I;ve left a message for my tenant

NYC Matt:

1. I'm not looking to have NYC "subsidize" my tenant
2. I consider it more like applying for a tax refund
3. plus, lots of the money out there is federal
4. so getting it wouldn't burden NYC taxpayers
5. just require Ben to hit enter on his keyboard

youre a moron if, as a landlord, youve not considered the risk of a tenant going in arrears---now you expect the government to come in and bail your fat ass out??

suck it up--take personal responsibility for your poor business decisions

so NYC taxpayers don't pay federal taxes?

..this doesn't have anything to do with Repub/Dem.. it has everything to do with LL projections...

if you were truly a saint as you say, you'd let your tenant live there for free, something i'd never do.

RB- is the apartment's rent dictated by the low income rules? are you getting rents below market or per HUD regulations? There is a program for one shot deal for low income tenants and I can refer you to the correct office however the program is only for low income tenants and is geared to prevent homelessness. If that is the case let us know.

hol4/Wbottom - There's a middle ground: waive the arrears and help the tenant seek assistance with future rent to avoid eviction.

Trying to get the government to pick up back rent does seem like more of a bailout for the landlord than the tenant. But if the program allows it, that's not rb345's fault.

actually 81, we have a businessman, who we can assume has decent means, getting all sanctimonius about handouts and entitlements--and then soliciting information so that he may be bailed out of poor business judgements he has made

realtime:

1. the rent is market rate but the tenant is unemployed and would qualify as low income
2. I would be very grateful for any information you can provide

AS TO MOST OF THE REST OF YOU:

1. what I wrote was partly just jest
2. I've never purported to be a saint, altho I did root for New Orleans vs. the Patriots
3. and I do have reservations about government bail-outs of tenants facing eviction
4. BUT I PAY FOR THEM WITH MY TAXES

rb345: Here are links for the program(s) mentioned by realtime:
http://www.nyc.gov/html/housinginfo/html/em_assist/emergency_assistance.shtml
http://www.nyc.gov/html/dhs/html/atrisk/at_risk.shtml

The emphasis, as realtime mentioned, is on preventing homelessness, not on making you whole for past-due rent - especially if the property is demonstrably beyond the tenant's means.

rb- if your tenant is collecting unemployment he has a source of income. I do not believe he will qualify for a one shot deal on a market rate apartment or at least that was not the intention of the tax payers. He might qualify to move to a low income rental. You should refer him to another landlord so he can avoid the shelters or becoming homeless.

How much is the rent, what kind of apartment is this, and what area of town is it?

RB345 you have always sounded like one of the more reasonable people in this forum. Why would you let a tenant get six months behind and not have some sort of active suit against him?

pier45:

1. my tenant is involuntarily unemployed and suffers from extreme anxiety disorder
2. I dont like to do things that hurt people, especially ones in trouble or who have disabilities
3. unless things get really out of hand I tend to carry tenants who are behind in rent
4. also, I come from a poor immigrant family
5. everything I have and am is due to help of others, including US taxpayers who paid for my education
6. so I feel a moral obligation to give to others in their times of nee

If the tenant has a psychiatric diagnosis and is receiving treatment for it, he might qualify for a SSD/SSI payments and perhaps even a PA until the SSI will kick in. He should go to the PA offices and they can arrange for a one shot deal. However, he will need to document that he is under the threat of eviction and it is unclear if you (rb) initiated eviction procedures.

1. I've served the predicate notice 5-Day Demand for Rent
2. what is "PA"
3. I know what that term stands for when dealing with younger tenants from well-to-do families

Some Republicans do believe that government can help, but it's not so much about hand-outs as teaching people to fish, and making sure opportunity is available so they can achieve themselves.
