115 East 82nd Street - Beware! Big Problems

This building, while in a good location for Upper East Side families, has BIG problems with its infrastructure and I would strongly caution you before you rent an apartment in this building. The management company - ABRO - charges market rate rent for new rentals - yet elevators and boiler break down frequently. If the problems have been around for this long, why would you stay there for over 5 years?

Why? Because, as I said, the location is good and well-placed for where my children are in school. And there are not many comparable rental buildings in the area. Plus, the apartments themselves are perfectly fine, neighbors nice and when the new management company took over they said they were going to address the issues, so I was inclined to wait it out and see. It could be a nice enough building with some attention to the issues above - but at the moment, too many recurrent patch jobs and repeated inconveniences makes it feel like a bad deal.

all internal problems aside the building is a good example of rent vs. buy argument
