This is Saint Vincents I believe if I am not mistaken and the prices are outrageous for this area.

Its not sold out there are apartments left. The 1 bed's and PH's are sold out

they aren't sold out. they are technically sold out of 1br and 2brs but really they are holding back the 6th floor and 7th floor 1 bedrooms for possible combinations with the 4 bedrooms on those floors. there are 42 apartments total and they have 50-60% of them in contract. there were probably only 9 1 bedrooms and 9 2 bedrooms because from the 2-10th floor there was only one 1 br, one 2 br, 1 3 br and 1 4 br. there will be more apartments coming in that area though because the developer is tearing down a few buildings and building new ones nearby. Also one of the PHs is in contract but there is another one that they just haven't released yet so there is still a PH available.

I have heard that the ceilings heights are very low in this building, around 8'4 .. anyone seen any units and can confirm?

There is very limited supply in the prime village - coop or condo both. That said, I think the prices are very high at > $1500 per sq ft.

If 50-60% of apartments are sold then I'd say the developer seems to have priced the apartments pretty darn well so far, wouldn't you? They may be expensive, but that doesn't equate to wrong. Obviously the market has begun speaking and what it said is this is what the apartments are worth at this moment in time.

Having raised my kids there I would say great schools (public and private), wonderful community, parks (from the Hudson to Washington square), lots of other kids, great shopping, restaurants. In other words the whole package. It is a "Village" even with the all the gentrification that has taken place.I moved there in 1982 (E.Village initially) and certainly have seen the changes first hand . Our kids went to West Village Nursery School and then P.S.3. My daughter gets teary when we walk by P.S.3 she loved it so much and she's 23 and living in L.A. now!

We just showed a few homes at 130 West 12th, they are beautiful and yes indeed they are going fast. My clients only real complaint (besides the price!) were the ceiling heights. Both my children were born at Saint Vincent's Hospital, so it was a little sad...

The ceilings are probably 8 or 8.5' but there are beams in some rooms that make part of the ceiling lower (maybe 7.5'?).

That seems extraordinarily low. How do you sell at these prices with such tiny heights? Is that normal for condos in the area?

Keithb, what are average price per sq ft with good light but no special view? Also what is the ceiling height? If the height is really only 8.5 foot, crazy to pay 1500 per sq ft. I would want at least 9 feet which more or less is the min for new condos. At these prices def would want 10 foot.

Devonshire is 9'5" floor-to-floor, so ceiling height is maybe 8'6" or so. Doesn't seem to have hurt sales there, either.

The ceiling height is about 8' and lower where there are beams. Prices are closer to $2000F2. They are beautiful homes and this clearly shows the desire/demand for high quality homes in this prime neighborhood.
