Paint\Plaster or Refinish Floors First?

I am close to signing a contract and now trying to line up a few basic renovations I want to do to the unit, one being paint\plaster and the other being refinish the hardwood floors. It seems like both processes have a chance of effecting the other (ie. getting paint on a newly refinished floor, or refinishing hardware scuffing up newly painted baseboard moldings/walls). Thoughts?

That actually is not exactly right.

The floor guy will mess up the walls to some degree. We usually prime and paint one coat, have the floor guy come and finish and then apply the 2nd coat

Primer's right and I like his method.
After sanding and staining my floors recently, holy moley, what a mess......everywhere.
I think you can make an arguement both ways.
I answer you this way, if you prep and protect the earlier jobs that were already done properly, it shouldnt matter.
So you have to decide what's harder or more a pain to do for you, protecting the floors properly from wall work or protecting the walls properly from floor work.

After my experiences, I would paint everything (ceiling,walls) first. Do the floors. Baseboard moldings last AFTER CAREFULLY protecting the floor edges.

Floors go last. A good floor guy will not only prevent dust from landing on newly painted surfaces but he will also not screw up the baseboards as well.

With all due respect I disagree. I have great floor people and there has never been a time where I did not have to touch up walls as well as baseboards.

Just asked my contractor. He said paint first, then do floors, then come back to repaint baseboards.

Floors first. Any sanding creates a HUGE mess. If you get paint, sanding on floors, you can always scrape and mop it up (if you forgot to cover). But you can completely kill a nice paint job with all the scratching, bumping, etc. Plus, aren't you pulling up the moldings to do it right?

The best way is always, prime and apply first coat of paint, finish floor and then come back and apply the 2nd coat. Simple as that.

think for a moment about the logical disconnect there. whatever you are going to do to protect the floor from the 2nd coat will also work to protect the floor from the first coat.

Paint and plaster first then refinish floors. Call JC Martin Renovation (www.jcmartinrenovation.com), they work on all my investment apartments in NYC - good workers and they know what they are doing.

I would agree with primer. You prime/prep walls first (and do ceiling), then refinish floors, then paint base boards and last coat on wall.
