How to Sublease Your Co-op

I'm looking to sublet my co-op which has a relatively lenient policy. What I'm looking for is essentially a checklist of things I would need to do. I already assume the following: (1) get a lawyer for the sub-lease agreement, (2) re-paint walls, (3) re-finish floors, (4) re-caulk bathtub. Are they are other simple fixes that generally are wise to do? Also interested to know if there is a checklist of legal obligations (for instance, I know I would have to keep the security deposit in a separate account). Any help or tips would be greatly appreciated. Thanks.

Also, call your managing agent and let them know you would like to sublet, and ask for a sublease application and a list of fees. Then when you advertise the place, you can let potential renters know what will be required of them, in terms of the package and $$$.

You don't need a lawyer, you need a broker to draw up the lease agreement, find the subletor and put together the board package. If you indicate your email address, I will send you the contact info for an excellent rental broker in NYC.

yes you dont need a lawyer, you need a broker. I am sure they will add the proper addenda to the rebny lease form that is appropriate for your situation. lol.
