anyone have a rough estimate?

I am currently in contract on a 1800 sq ft unit. The apartment is in great shape, renovated new condo conversion in 2004. high end appliances/fixtures. hard wood floor is in great shape. all i will be doing is repainting (white) the whole unit and re-finishing the hardwood floors throughout. i will also be re-grouting and glazing/polishing the bathrooms. would anyone have an estimate on the cost that i'll be looking at? also, how long would you think this should take to complete? thanks!

2-3 week is ok.
if you need medium grade work you are looking around the $20-25K

Each one of those alone would be 2-3 weeks.

Matt,

Regrouting could only take two days it depends on what kind of tile and size of grout joints.

Premier,

I know this.

And redoing the floors *should* only take a couple of days.

And painting *should* only take a couple of days.

ALL these tasks *should* only take a matter of days.

And yet, when you want multiple things done in an apartment in NYC, it's amazing how easily your contractor(s) get sidetracked ... issues come up ... blah blah blah ... and two months later your place is still torn up and you're fighting with contractors on getting the jobs finished.

I've seen simple painting projects alone take as long as three weeks.

Just getting a bathtub reglazed can take a month.

I've seen a tiny kitchen renovation and entry floor refinishing project take EIGHT MONTHS.

Matt,

All good points, things do happen. There are so many reasons for delays:

Manufacturer sends wrong items purchased
Client is undecided about finishes
Plumber, floor guy, millshop have emergencies

Thats why I usually tell clients that a project should take two week but will take a month. The project the op is talking about will not take 3 months. It is straight forward and should take 2-3 weeks

OK.

So will Google step in when the glazing contractor takes 2 weeks just to put me on the schedule ... then another two weeks after he stops halfway through the process when he finds out my tub is made of some sort of exotic iron casting that his glazing will not adhere to ... yadda yadda yadda?

Yes, I know how long the work *should* take.

It should also have taken no more than five days for my friend's kitchen renovation. And yet it took eight months.

What does Google say about that?

Gcondo,

You are right it is close to 20K give or take a couple of thousand, it depends on several things like water popping and what kind of tiles. Reglazing a tub is a one day job. It costs anywhere from $300-500

It might take a week as far as schedule but once the reglazer comes to the apartment it takes a day, it has never taken more.

We did exactly those same things when we moved in, but our unit is only 1200 sf and this was 10 yrs ago. The painting took 8 days, including minor wall repairs ($5k). The regrouting floor to ceiling tile and glazing tub was done in one day ($1k). The sanding and refinishing floors took 3 to 5 days ($1.5k). 2 wks total.

Something to do with my tub being made out of some material that doesn't "glaze" properly the regular way.

There are some tubs that should not be Reglazer at all but that is a different story. If your tub is made out of acrylic you would not regalze it. However there are few people that can repair such tubs but it is far different then reglazing. Usually that also only takes one day.
