Any thoughts or comments about living in this building? Such as: Is it quiet? Well maintained? Responsive staff/management? Young or old tenants? Etc.. Thanks -

The building is fairly quiet as there are only 7 -8 units per floor. The mix is mostly young professionals, original purchasers from when the building was constructed, and a very small number of families. The interior was renovated in the last couple of years, so condition of the common areas is very good. Many units are in original condition, however, and would obviously require work - don't rely on floorplans alone. Lastly, the staff is very responsive/caring and I would consider them to be a very positive attribute of the condo.

I own on a neighboring block-the area as a whole can be noisy. It's a very convenient location, though.

The high floors seem to go quickly. Last summer PHA and 41E not only sold fast (cash?), but they each went above ask price. The lower floors seem to take a bit longer due to lack of total open view off of terraces. The F line comes to mind below the 25th floor.

How about A line? Any though about below which floor? I agree that lower floor seems to take longer to sell. Any comment is appreciated.

charlietsay:
In any Manhattan Building, the lower floors take longer to sell.
Above, at least the third floor, will keep you away from the worst.
