Discussion about
Hi, I would really apprecaite any information on these two new construction buildings. If there are any resident comments - good or bad, I would love to hear about them. Also, if given a choice - which one would you pick (given a somewhat similar apartment). Thanks in advance.
The two buildings do not compare. One is totally high end and marketed as such, with duplexes, and 3 & 4 bedroom units, the other has a higher mixture of studios, one and two bedrooms shares its amenities with a rental building and gear their amenities to a younger crowd... If you want private and high end you go Rushmore, if you want rock climbing, bowling and socializing with your neighbors you go Aldyn. It's the same developer, so your talking about market segmentation like Chevrolet and Cadillac.
Thanks RIVERSIDER. I heard in the passing that the construction quality is pretty bad, is that true? Has anyone heard the same?
I checked out both buildings, was more impressed with Rushmore, just didn't see the value.
Live in the Rushmore and love it - own here for almost 2 years. have youngish children and it is wonderful - playroom, pool, gym - all great all year but especially in wintertime - great on a snow day to go right outside and go sledding. i have found bldg mgmt to be very good and very responsive - only had small issues but all resolved well. No comment on Aldyn only heard rumors about amenities not being as "high-end" but lots of sales going on there - so it obviously works...
@ Rushres, Thanks, I want to know more about the minor issues you have experienced, I am in similar situation, little kids, what are you guys doing about the school situation
Living south of 70th street your public school is not that great. You probably need to go the private route.
You mean south of 66th (including S. end of 66th).
CB7 (community board 7) allowed Extell up-zoning (much of the area was originally destined to be television studios?) in exchange for building the shell of a K-8 school. This would have gone up somewhere on the old parking lot immediately north of Con Ed power plant. Supposedly, the school would have gone up before any residential development. Now Extell (having received the change of zoning) is trying to get rid of the parcel of land that the school is supposed to go up on while keeping the rest of the land. Now, do YOU think that they're doing anything about building that school while trying to sell the land?
If I lived south of 66th, that represents the best chance in the next 10-20 years that the area is getting a decent school. I would make a ton of noise to get that done. Of course, it's a double edged sword - make too much noise and you are depreciating your own apt. But get it done, and it's a different story.
Yes NYC. If you plan to use public schools and want to live on Riverside Blvd living south of 66th street is dumb.

How does this affect the buildings and people who currently own there, any insight would be helpful, thx
