Skim Quote Estimate.

Recently got an estimate to skim coat walls/ceiling in a 1 bedroom on the UWS, approx 700/750 sq feet pre-war building, includes fiber mesh on walls and then complete painting of apt. The quote was $13,000 for the skim coat and $7,000 for the painting which I thought was exorbitant. Curious if anyone has comparable costs and experience. Tx.

That is some serious skim coat/paint job. I've seen some high estimates here on SE but you are talking crazy.

Call Jane at 347-485-1402 for a quote which should be at least
90% less than the one you've reported.

jocuse, It is your money but why so crazy about skim coating for 1 b/room. Get some nice artwork. It would be a different matter if you were to be spending $3mm on an apartment.

@300_mercer, hoping to bring the apt. into the 21st century, the walls, moldings, floors need some work. @rb345 who is Jane, contractor, painter?

Jocuse,

I am a big fan of skim coating. It does seem a little high but I would be nervous to hire someone who is 90% lower as well. How bad are your ceilings? The cost should go down a lot if you don't have to do it.

@primer05 I am looking at purchasing the apt and trying to estimate the renovation costs to give me a sense of total investment. This was a price from a contractor who looked at the apt, and would rather budget higher for the moment. Agree, 90% sounds to good to be true...

These contractors have some serious balls.
I've paid $2000 to have an entire 1BR skim coated, prepped, and painted.
Tell the guy to go F himself. Surgeons make less than that.

I agree with primer.

If you are looking for level 5 finish and your existing walls are cracked and very pour condition you need to do real repair work.

I can give an idea if you have pictures and floor plans.

I skim coated our 3 bedroom around 2 sq. foot apartment about three years ago. All for 8k. including of course painting after..pre-war building, high ceilings, lots of trim etc. I'm very happy with the work I had done. A contractor named Eddie Tena of Eddy's General Construction 917-544-2665 or 347-834-2272. He has been working with us ever since on small and larger projects. Very trustworthy and a nice man too. OP-

What kind of condition is the current plaster in? Is it spider cracking or is it cracked in a jagged fashion? The plaster may be falling off the lath, which may need to be completely removed if you want a proper skimcoat.

The 90% discount poster, I would be wary to hire that person, because it is too good to be true. Professional skim-coaters are highly skilled and get paid accordingly.

If there needs to be rebuild with structolite, durabond and joint compound then the price may not be all that off. Always see what a cash price could be, could maybe save you some $$....Is the apt furnished?

Also, any dust created potentially releases lead dust being that it is pre-war. There are many details that you may have left out of the OP ( probably not intentionally ) that could have a major effect on price. The cheaper guys most likely aren't trained in lead safe work practices, and could potentially infest your apt with layers of lead dust not easily seen .

Many pre-war co-ops require renovators and painters with EPA certified renovators licenses. That will also knock out alot of so-called painters and skimcoaters.

Try JC Martin Renovation, they are EPA certified - Insured, etc. I've used them for an apartment project which required all sorts of documentation which of course knocked out some other painters/finishers who did not have proper documentation. They are known for their interior finishing experience and professionalism. Find out more about them at http://www.jcmartinrenovation.com

If you do not require documentation (insurance, workers comp, etc.) for this job then reach out to Julio Bonete at 718-781-9904, he's just as good but lacks in the documentation department.
