Coops permitting sublet to no resident

I am a foreign investor. I love NY and i would like to buy a studio in a coop, which permits sublet to no residents. Preferred areas: upper easy and upper west, soho. Could suggest me some solutions ?

In a co-op you will need close to 40-50% downpayment and then who knows. As foreigner you need to stick to condos, which cost more. You'll still need %30. And get a US credit card asap. Huge hassle for non-us resident.

Go with condos. Usually no restrictions on subletting.

What is a sublet to a no resident? I assume you meant "non-resident", but I am not sure what you mean by sublet. Do you mean you to say that you are a non-U.S. citizen seeking to buy a studio to use only on occasion with the right to sublet it to others when you like?
