Discussion about

What is now the back apartment on the first floor has a real interior staircase (not one of the metal spiral staircases) going to the second floor. The second floor is just one floor-through apartment. Previously, the apartments... [more]

Huh? Really. In this economy? I'd rather have 2 1bdrms than a duplex on 1st ave. easier to rent. Less Reno. And less vacancy.

Better yet sell it as a duplex. Tout the low interest rate. 'ownership.'

Monetize the bubble gift ASAP. Bf it's too late late.

Keep them divided. Collect more rent. If apartments don't get rented quickly enough, reduce the price as if it were a single apartment. Problem solved.

its not a one bedroom duplex....there is currently a one bedroom apartment (the back half of the first floor) with an interior staircase connecting it to the second floor, which is a 3 bedroom apartment.

If divided it would be similar to this apartment,http://streeteasy.com/nyc/rental/852553-rental-340-east-81st-street-yorkville-new-york, but will be done nicer and bigger. This one is going for $3100...So maybe not $4K, but definetly $3500
