negotiating broker commissions?

Since I am going to be losing money in my transaction (bought in 2007), I am wondering how best to negotiate broker commission. Ideally, I'd like to align our incentives as much as possible. Meaning, if they take a 1% less commission on a low offer, it lessens my loss and I'd be more willing to sell. And 2.5% of something is better than 2.5% of nothing. On the flipside, if they get a higher offer than an agreed upon target, I'm willing to go over 6%. Does anyone do anything like this?

Hi jtam2, i was reading your other thread regarding pricing as well. If I can ask, is this apartment in a relatively new development? Have you looked into what else is on the market in your area that would be the closest competition? Every neighborhood has held up differently since the highs of 2007 so neighborhood info would be helpful as well. With regards to commission I do not think you will have a problem finding an agent who will negotiate assuming that you set the asking price reasonably.

When somebody comes along and offers to pay 17% less than the listing price of your apartment, will you hit the bid and tell yourself, "hey, better than nothing?"

If you're selling a multi-million dollar property, you may have some flexibility. If you've used the broker before, you may have some flexibility.

If those don't describe your situation and you are still reluctant to pay the market rate, maybe it's time to look into alternatives to full-service brokers.

Have you considered FSBO and pay for non-commissioned consultants and service providers? You can always toss a buyer's broker a commission. And you can structure escalations if you want to go there...
