and i thought that it's illegal to "pick" your appraiser since 2008...... i maybe wrong though as the prices are going through the roof like it's 1999 or 2006

i think you are referring to appraisals for financing. that's correct, typically an appraisal management company orders those appraisals. however, there are many other reasons appraisals are necessary. a few examples are divorce, estate, investment, and buying or selling a property.

Typical coop appraisals range from $325-$425 depending on complexities of properties.

Hey appraisers, question:

What happens when you appraise a freestanding NYC house for a conventional purchase mortgage when DOB and DOF records (including C of O) indicate 2-family use ... yet the clear and unambiguous usage is as a 3-family? And what if the cut-up apartment is only rented for seasonal summer use?

Will the conflict cause a bank to refuse to finance, or will there merely be a stipulation that it be returned to 2-family use after the new buyer closes? Or not even?
