Discussion about Grosvenor House at 22 West 15th Street in Flatiron
This is one of the original condo buildings in Chelsea, they don't even build such high residential buildings mid-block anymore. Back in the late 80s, after the co-op boom, and after 8 foot ceilings, they started with the condos like this one, 9 foot popcorn ceilings, lots of glass, floorplates, but generally well built. Appears that this apartment was heavily custom renovated. Anyway, priced at $2.2MM, and now down to $2MM ... looks like the seller tried to get the extra 10% but it wasn't working based on the general price range (and at $1575 psf, you could buy in the new buildings) and in this market. I don't understand such a nice renovation that leaves the bedroom only 9.5 ft wide. Another 1 to 1.5 feet would have been easy enough. Now it's a $2MM apartment that you practically have to crawl into your bed from the foot of it. At $2MM and $1800 monthlies, I would expect a real bedroom--call me unrealistic. The finishes look very nice in pix, though.
$1.9MM, renting for $8500
7FG is selling for $1.85, lower floor, same sq ft., non-duplex, northern views which are obstructed vs southern on 9th floor. Still over $1300 psf in a 20 year old condo
