With so few 2br coops on between 60th and 80th between CP and the River, I was wondering if anyone has seen these and what they think of the building.

Layouts in the building are certainly better than most I see judging from the web. The one-bedroom that is in contract looks like a nice reasonable price for terrific layout and space. Of the 2-bedrooms for sale, one had very narrow bedrooms but otherwise look nice. The two more expensive ones seem a bit ambitiously priced but with a little negotiating the prices could probably end up consistent with comparables since they aren't starting from a point that is totally out of whack. Curious if anyone has anything to say about the building itself.

We have friends who live there. The building has what you might call an East-Side-between-Lexington-and-the-River feel: modern, professionally-run, fairly charmless. Maybe that suits you; not everyone wants to live in the Dakota with Yoko and the coven from Rosemary's Baby.

Terrific, very well-managed (Greenthal) and maintained white brick post-war (1964) co-op building next to the Dakota and less than 100-yards from Central Park and the B/C subway lines. Many apartments have amazing views of the park, the San Remo, Langham, Majestic, etc. It's not pretty on the outside compared with its magnificent pre-war neighbors, but it's also not nearly as expensive. Lots of familes. Great and attentive building staff. Good sized apartments, many with balconies. Some layouts are more attractvie than others. Higher floors have full park views toward downtown and the eastside. Gym, garage, dry cleaner on-site.

Garage is over 1K per month. Yikes.

Actually, close but not quite -- approx 750/month for garage including tax refund for vehicles registered in NY.

Let's talk #19P, here's it's identical sister on the UES:

This one sold for 1.25M before 'the fall'. Granted the UWS apt. is near the park and thats a plus but, the view and light of the UES place is beautiful. The UWS place will have to list for under 1M to get any love in this market and, I'm being optomistic. Nice place, go visit and sit back and watch the price drop. Promise.

Falcogold1 -- Surprise! 19P sold for 1,195,000! I guess the location makes the difference. I have since moved into this building and the funny thing is that I look out on the Park Royal, the San Remo etc and they all pay much more to live where they are but their view is of the Mayfair Towers! I think I come out ahead!

I agree about the view.
Did you see 19R? that's one heck of an apartment. It would be perfect for me but it excedes my fiscal abilities at the moment.

Now that I look at it it's kind of funny. if you compare 19P with 19R the difference is the size of the terrace. there might be a view difference, I have visited neither.
basiclly 19R want onw million dollars for a 'larger' terrace......................one million!!!

Think this belongs on a thread called...WHAT THE HECK R U THINKING?

More to the difference between P and R units than just the size of the terrace... 19P is smaller and the layout is different... additionally, the second bedroom in 19P was redesigned as a study/living room (see the photos) and the windows of both bedrooms in P look directly into the covered balcony, which makes it darker. 19R has a larger, more desirable layout with the bedrooms separated, a larger kitchen, more light and more than twice the outdoor space. It should be noted however that the westerly view of 19P is the Olcott condo building so no real panoramic views. But -- the outdoor space is still terrific and as you noted, the location is mere steps to Central Park. The building overall is very well-maintained and well-managed. And yes, residents have a better view of all the landmark buildings surrounding Mayfair Towers than the residents of those buildings have :)

Also -- the balcony of 19P, in addition to being much smaller (balcony vs. terrace), is covered by the floor of the balcony from unit 20P above. 19R has a terrace with no roof covering it that looks up to the sky - wonderful if you like to grow plants and sit out under stars...
