FRBO Co-op sublet lease/application question

I am looking to sublet my co-op on my own. Does anyone happen to know where I can find a standard tenant lease agreement without using a lawyer. Also, is the lease contract any different for a sublet in a co-op than any other rental building lease contract? thanks for any help...

First I would contact your managing agent and get a copy of the sub-let package, it should include the lease they prefer (usually a Blumberg co-op sublease). If they don't have one you can get a copy of one on-line or at most commercial or better stationary stores.

I'm a real estate agent, not a lawyer, so don't take the following as legal advice but:

From a co-op's POV, there are two alternative situations with a sublet: one is where you keep paying maintenace, and the other is where you don't.

In the event that you stop paying maintenance, the co-operative is generally going to try to exercise its rights to get its paws on those rent checks, and apply them to your debt. For clarification for the renter (among other reasons), this issue should be addressed in the sublease.
