I had a friend who took a "buy out" for her true 3 bedroom apartment after the building converted to a coop. The building had been neglected for many years so there were the typical facade, roof, plumbing, and electrical issues. Check on the building maintenance done since the conversion. The neighborhood has improved with gentrification in the area, but it's still a little rough.

It's such a beautiful building with some layouts bing very gracious although many look into windows of other apartments. I've sold here and both the seller loved living there and now the buyers do, too.

I live across from the building. It's beautiful. I don't think it was ever "in trouble"...most of the HDFCs went through rough times in the 80s-90s (mine included) but from what I understand it's fine. A quick check with your lawyer asking for the financials should get you the answers you need. We ended up buying in a different building because we preferred to do the gut reno and customize to our family but we loved both The Riviera and The Grinnell.

Went to a few open houses out of curiousity
What a disaster
If this building wants to lure the downtown buyer, they've really got to step it. The co op fees are really really high for such a dirty smelly unkept building. The actual apts are really UNinspiring and way over priced
