I would be interested in speaking with you further regarding your potential project. My office's work focuses mainly on residential and commercial renovations in the New York City area. Please visit our website to view samples of work.

I can also offer our services, architectural and interior design. Would love to discuss in more detail and if you send the link to the floorplans of your prospects that would be very helpful to see as well as knowing the location. Realistically, $100k for a full gut, does not seem feasible assuming about 1000sf space. 2? bathroom guts, kitchen gut, and new flooring could very easily add up to $100k already. Then we have demo, electric, new walls/ceiling, new doors/hardware, painting, and filing costs/fees. I would be more than happy to discuss and perhaps we can set some priorities.

Seven7,

$100,000 is not very much to do a full gut of an apartment. I would think you need an apartment at least 1,000 sq ft. My wife is a wardrobe stylist so I know something about the racks of clothing. I probably can help you with setting budgets and saving money on certain aspects of the project. Feel free to call me at 646-436-3942 or email primerenovations@mac.com. I wouldn't mind bartering for some photography help either.

seven7,

Have you considered "looking for a design-build referral" as the question? Your budget of $100K by paying both an architect and then the GC separately sounds tight but it depends a lot on your material choices.

We are residential interior specialists all over NYC for 25+ years. Contact me so we can carry on the conversation.

e mail sarah@sarahminteriors.com, she ll take a look at the space with you, give you suggestions, and be super realistic about the whole thing. Wont cost you a dime if you decide not to move forward.

cheers

seven7,

I used to do photography with Fadil Berisha, he took me to look at his new 3 floors studio at Madison ave before he took it.
I understand the needs of the photo studio (light, ceiling height, dressing areas, gallery etc.)

I'd be glad to meet you and give you my opinion, you can reach me at 917-443-6809 or by email arxconstruction@gmail.com.
