I'm in the process of looking for a loft to renovate and transform in a photography studio, which means utilizing the existing space a divide it into "shooting area" (possibly building a cyc) make up- dressing area (which can be quite large, because i shoot fashion and we need room for at least 2 rack of clothes) a small office, largish storage room for equipment, possibly a private area (bedroom for myself) and depending from the space available, an office. The places i've been looking at need a gut reno (ceilings, floor, kitchen, bathroom/s) and i have about $ 100,000 in budget I'd like to hire someone who has experience with this kind of spaces, enjoys this kind of projects, and can give me an honest opinion of the work to be done. I have 2 properties in mind at the moment and i'd like to find out what's realistic to do, before going forward . Any suggestion is appreciated! Thanks! [less]

I can also offer our services, architectural and interior design. Would love to discuss in more detail and if you send the link to the floorplans of your prospects that would be very helpful to see as well as knowing the location. Realistically, $100k for a full gut, does not seem feasible assuming about 1000sf space. 2? bathroom guts, kitchen gut, and new flooring could very easily add up to $100k already. Then we have demo, electric, new walls/ceiling, new doors/hardware, painting, and filing costs/fees. I would be more than happy to discuss and perhaps we can set some priorities.

$100,000 is not very much to do a full gut of an apartment. I would think you need an apartment at least 1,000 sq ft. My wife is a wardrobe stylist so I know something about the racks of clothing. Have you considered "looking for a design-build referral" as the question? Your budget of $100K by paying both an architect and then the GC separately sounds tight but it depends a lot on your material choices.

I used to do photography with Fadil Berisha, he took me to look at his new 3 floors studio at Madison ave before he took it.
