Approximately how much do you think is reasonable to pay for a 4 bedroom /4 bath combination apartment with a reasonable layout in a doorman building (but no amenities) in an A/A- location in Tribeca. Apartment completely renovated. Square footage = 2700sf

Should mention that view is B+ view for Tribeca. No buildings directly in front, plenty of light but not beautiful views of the water. Ceilings are 8' and HVAC units for heat/ac.

That really depends which building you are talking about for the answer to your question in that area is building specific.

I know this is building specific. I am looking for a general range. There are very few real 4 bedrooms on the market in Tribeca so that is why I am asking. If you knew Tribeca, you would have a general idea of the type of building based on my description. It is a well-kept building but no amenities.

Hi Reli - a good friend of mine recently bought a 2500 sq ft combo 4 bed / 4 bath in Tribeca (close to Franklin Street) for $5M. Doorman building, good location, average views, no amenities....

Depends on finishes, but in a doorman building in prime tribeca, you are probably going to spend around 1700-2000 psf. But it all really depends on seller motivation, your offer and terms to your offer.

RAL has his office on Chambers and lives in the connecting building on Broadway by City Hall.
The buyers sure did pay for prime.

REL will be living in a 4 bed 4 bath in Tribeca. That's the life.
I would be happy in any part of Tribeca with that space although with a family he probably wants to be on a street that's not busy. Not on Broadway.

Given that it is only 8 foot ceilings, 2700 sq ft is going to feel like a matchbox. You need at least 9 foot ceilings for that much space. Also, it is likely to be a post war but not new construction. Layout is unlikely to have large bathrooms which is common for today's luxury apts. Assuming that maintenance is no more than $1.75per sq ft per months including taxes, no more than 1200-1300/sq ft for a condo, $1000-$1100 for a coop. Adding a little premium for 4baths. Otherwise, it should be lower. $1500 per sq ft will require at least 10 foot ceilings and top quality new construction and some views.

8 ft. ceilings should be a deal killer under most all circumstances.
