Converting to legal 1BR condo

Hi Everyone, I was wondering if anyone could provide some insight for the processes of legal converting an alcove studio to a one bedroom. What forms and how to apply at the DOB? Estimate fees? Or if would be better to have an attorney handle the process. Thanks in advance

The DoB doesn't know or care whether your condo is called a studio or a one-bedroom.

Adding or taking down a wall within the unit may or not require a permit. Your managing agent and a contractor can help you there.

The DOB is an agency that oversees enforcement of building/construction codes. If you are a developer "Converting" a building they inspect the property at various points in the long process.

As NWT says, they don't care what you call your studio apt. It is a unit of a certain size within a residential building.

NWT, thanks for the reply. I guess I should clarify some more. I would like all the legal documents for the condo to state that it is a 1 bedroom as opposed to it being a studio so that when I resell it, it would be legally documented as a 1 bedroom. I guess that would be a chance I would have to strike up with the condo owners?

Take the all-studio condo http://streeteasy.com/nyc/sale/369544-condo-1420-york-avenue-upper-east-side-new-york, for instance. The sellers who put a wall up call them one-bedrooms, and those who didn't, don't.

Any potential buyer would see the actual space, and would know it for a studio, or a convertible one, or a one, no matter what you advertise it as.
