Wondering what people's experiences with renovation of outdoor space. 1) Coop/Condo board resistance and hurdles? 2) What types of improvements have you done and how much did it cost? Has anyone hooked up outdoor space heaters to gas lines? Outdoor gas fireplaces? (I saw one from Restoration Hardware) And of course gas grill? Built in seating/benches? Built in storage for gardening? Thanks

When you say "renovation," are you referring to outdoor space that is already being used as a terrace, or that is currently an unoccupied section?
There are NYC code requirements addressing outdoor grills. For example, I thing that they have to be at least 10 feet from the walls of the structure. Coops at least will likely have a lot to say about you extending gas lines and hooking up heating or cooking devices to the roof of the building. If they already exist, you are probably in good shape. If not, then the likelihood that most coops would permit you to install a fire hazard atop their building is extremely remote imo. furnishings generally on an approved outdoor space will not be an issue. Watering systems for plants may be somewhere between simple furnishings and risky gas lines in terms of how a coop will feel about it.
I have a roofdeck and used Trex (trex.com) to cover the area; it was a large area (420') so was expensive. The co-op has to approve everything - deck, sub structure, landscaping (weight restrictions on planters), gas grill (mine is 10' from wall), drainage, etc. My overall budget increased by 5x. Be prepared to spend more to include furniture, plants, etc. But overall it is worth it, since it can be used for many months out of the year. And Trex is best because it is low maintenance and weatherproof.
Already a terrace but wanting to customize it to be more usable. I have seen some restaurants with outdoor propane space heaters that they use for outdoor space in the winter. I would think you could hook up to gas line instead of propane tank and make for much more winter friendly terrace (or at least a section with built in seating)
I did a major rooftop in my Miami Beach condo. One of the coolest things I did was build some planters on wheels. They can be moved around to create flexible spaces on the rooftop. Is there a way to send pictures on this website? Also key, storage space for cushions for outdoor furniture. Keep that in mind in the design phase. Irrigation is also important if you will be planting your rooftop.
KW, I believe installing a fixed gas line (which I have seen done in Tribeca) circumvents the 10-foot rule, though of course OP will have to check with the fire department.
The building where I saw it done was a condo, so of course whether a co-op would permit such a thing is an entirely separate question.

I've been reading, I think fixed gas line doesn't circumvents the 10' rule. That rule is to prevent the fire from reaching a flammable material. It does fix the need to carry propane tanks in and out of a building.
Anyone hear of folks hooking up outdoor space heaters or fire table (like the one from Restoration Hardware)?
