Does anyone have any thoughts on this building? The sale prices seem low relative to size of apartments. Is there something I don't know about the building that makes it undesirable?

An extensive history of mortgage fraud and foreclosures makes financing a purchase at 243 W98th very challenging. Hasn't done wonders for the building's image and finances either.

A nice little summary, from The Real Deal:
"In one particularly audacious case, the alleged criminal network is charged with committing fraud related to the purchase of a block of 10 condo apartments at 243 West 98th Street on Manhattan’s Upper West Side — even though the condos were rent-regulated, a fact the group arrested is accused of intentionally omitting."

Those condos that were sold at low prices were all all cash and have RS tenants living in them. I think only one tenant actually purchased his unit. One has litigation tied to it so it was pulled, there's still a few left but they are part of NYC's shadow inventory.

I was wondering why the price is so low for the neighborhood and size. I found a court document regarding fraud by some of the owners:

Also, there appears to be a business which has the same address: http://www.byanyc.org
