Hello. I'm wondering, in an unregulated apartment, does a landlord still have to give notice (i.e. at least 30 days notice) if he does not intend to renew a lease?
My building was sold at the beginning of the year, and according to chatter amongst the tenants, the new owner plans to renovate into luxury units and hasn't been renewing people's leases. Also, I ran into a former tenant who confirmed his lease wasn't renewed due to this.
A few weeks ago, I asked the landlord to let me know if he planned on renewing my lease so that I could make plans. He never responded - when I called the office everyone was mum and told me to email him, and he then never replied to the email.
My statement for what will be my final month on this lease was mailed to me over the weekend, but has no notice regarding the lease renewal/nonrenewal.

Unfortunately, leases are written up to the advantage of the owner not the lessee. Most likely you are correct and the owner will not renew the lease, thus forcing you out of your current apartment. if the lease is a standard non-stabilized residential lease than it should have a paragraph that stipulates that you must give the owner a written letter stating if you are renewing or not. I suggest sending this letter certified to his address. If you still get no answer than he cannot hold you accountable if he wants you to renew and you already found another place to live. If the landlord does not give you a new lease or notice, then you are a month-to-month tenant and no letter to the landlord indicating your intention is needed.
