I'd recommend that you talk to Jacky Teplitzky (big firm) and Barbara Fox (boutique firm).

Not that many of us left from that old 76th Street office, huh John?

Lee Laura - same here regarding UES experience. Although my office is in TriBeCa, my wife and I still have an apartment on the UES and much of my business is in the neighborhood. I would be happy to discuss your real estate needs at your convenience. Nothing wrong with some of the supergroups mentioned above, but I offer one-stop shopping and would be the primary broker for showings, feedback, suggestions, and so on. I am also Elliman's broker specialist for a cooperative at 112 East 83rd Street. You can reach me anytime at 917-821-1194.

If nothing else, interview several different brokers. You will be able to get a better idea of pricing, and a better idea of who is the best fit for you.

just find the broker (who has done enough on the Upper East) who will charge you 4-5% commission, 3-4% if the buyer does not have a broker.

preferably, make sure that broker has other business at that price point because you will be treated fairly badly if you are their client at 4% and they have other clients at 6%

Ok, I will do it for 60K. seriously. btw I have sold 2 apts in manhattan by owner. Yes, in the town where apartments can sell themselves, I am that good, and I will save you 60K in the meantime.

Lee - All of the above broker referrals are great. As Carl indicates, it's best to interview several brokers to best gauge who will create the strongest market presence for you as well as be a knowledgeable agent who is available to handle your property with the attention, marketing and press it deserves.

What is most important to you about the broker (and brokerage firm) you hire? Good questions to ask someone you are interviewing: a) What will be the marketing you are doing for my property (Press, Online, Social Media, broker-to-broker) b) who will be showing my property? (when a broker calls vs. a direct buyer) b) what is your sales track record (not just volume but sales price vs. original listing price)? c) For your listings, what were the average days on the market? Why (low or high) d) What will you do that is unique to my property to help create the buzz needed to generate interest? e) What is your pricing strategy (do you go in high and reduce later or price closer to market?)
