This place is marketing itself as a "luxury" building which is a joke. The asking prices are completely out of line for what they provide, which is NOTHING. For this kind of money you can be living in a NEW full service luxury building with gym, roofdeck, lounge, storage, etc. I spoke to a couple of tenants in the building who said that the landlord is raising rents astronomically as well, and many people are moving out as a result, which is possibly why there are some many apartments available. Don't waste your time - look elsewhere.

Agree...this building is old and needs a lot of work.

Over the past two years a renovation and upgrade program has been started at The Buchanan located at 160 East 48th Street. Many homes have been renovated with kitchens that feature detailed ceramic tile backsplash with Silestone countertops and porcelain floor tiles; appliance packages which include custom millwork; and equipment made by Blomberg, Bosch and Summit. Bathrooms feature Carrara tiling with chrome fixtures by Kohler. The homes feature high ceilings and pre-war details, such as strip-wood flooring and lots of closet space.

ABS Management has implemented many protocols and service oriented initiatives, aimed to improve the resident experience, that have produced tangible results.

Nancy Packes, Inc. operates an onsite leasing office to provide residents with a direct conduit to ownership which can be utilized as such in the renewal process. It is open to all residents, and future residents inquiring about a home, seven days a week from 10:00 AM to 6:00 PM. We invite residents and customers to stop by with any questions they may have regarding the Buchanan and we will do our best to address the issues in a timely and professional manner. We maintain a low inventory of available homes; and are pleased that so many of our residents regularly choose to renew, and recommend the building to their friends and relatives.

I moved in last summer after being incentivized with 2 months free - this is 2 months free PRE-Corona, people! They needed the 2 months free because they were doing construction on everything - basement, one of the lobbies, mailroom, gym, courtyard. It has been a year and construction is still ongoing. Looking at these posts construction has been going on for the past 8 years.

If you are okay with the current state being the status quo for the duration of your lease definitely move in. Just make sure you pay attention to the traffic/noise as construction typically occurs outside 3-5 days a week during odd times (sometimes 8am, sometimes 11am, etc.) so it is not 24/7 but just enough to bother you if you are working from home. Also --> the basement smells and is ridden with mice and cockroaches. I have several videos of a family of mice running by. They are small though so kind of cute.

Pros are that most of the doormen and the super are amazing. They really make this place worth it. If i wasn't fed up with the smell of the basement and having to take multiple elevators to get to and from my unit from one of the lobbies being closed I would definitely have considered renewing.

The super can't be that amazing if the basement smells and is ridden with mice and cockroaches...
