Thinly-veiled article?

Usually "thinly veiled" is followed by "threat" or "insult" or something else nefarious. Not, "article".

I'll give you the benefit of the doubt and assume you missed the word "ad" on your reading of what I wrote.

It also works with the word "ad". But "slanted" is a good one for the purposes of pointing it out with the word article.

I think "slanted" would be better if they were only presenting one side of an argument. That's not what I felt was going on. It felt more like an ad wrapped in an article, which the NYT often does.

The focus of the article was on overpriced apts in Gehry and MIMA. Who wants to pay that sort of money for third/fourth-tier locations? Outside of A-Rod's 15 CPW rental, no mention was made of any specific places.

The asking rent on A-Rod's place (a price still available today a few floors below) was $150 ppsf per year. The apt would go for $6000 ppsf no problem. A price-to-rent of 40x.

The Gehry place would command $2000 ppsf on a generous day. Asking rent of $190 ppsf puts it at 10x.

Keith, their "plebian" apts that run up to $12K are just normally over-priced. It'd take a 20-30% discount on top of the free months to get me interested. But the $60K penthouse is high by factor of 2-3x.

I think this is just a marketing ploy to sparkle their bread-and-butter units. "If the penthouse is going for $60K a month, the 1BR at 1/6th the size for only $3K after free months is a bargain." Look ma, there's even a NYT article to prove it's worth $60K!

Thinly veiled ad is equally wrong.

1 - Type in thinly veiled and see if ad or advertisement even comes up as a suggestion.
2 - Try thinly veiled ad or thinly veiled advertisement without quotes, do any of the top listings come up showing that "thinly veiled ad" or "thinly veiled advertisement" is in a single grouping of 3 words within the results? No. If I type in thinly veiled inonada, I get over 1 million results.

lawyer vs. non-lawyer is kind of like a nature vs. nurture debate to me. for those lawyers who actually should be lawyers and didn't just do it to get a professional degree in three measly years and continue doing shit work for shitty people but for more money although often not enough to pay for a loans, it might work. particularly if you don't have loans.

going forward, it's better than the management career path at wendy's, but i'm not sure how the cost-benefit analysis will work out for those who need loans and don't graduate at or near the top of their class.

sorry to go off topic, but the topic seemed stale. and robustness of careers seems relevant to NYC real estate. i agree with nada that FP's post seemed a bit off. making friends with the targeted purpose of informing them that you might want to buy their apartment seems a bit cold (although, as the brits say, needs must). i also am willing to think that FP meant something a bit broader, like "get to know your neighbors" but the right of first refusal bit also seemed off. because that's definitely a term of art (ahem) in the real estate business.

not particularly prone. but it does happen. particularly with my participation rate. some others mess up all the time. i'm relatively sanguine. not ocd.

All I can say, 8 spruce management sucks. Appliances broke down all the time, from microwave, washer and dryer (Asko sucks, no air dry option, etc...) sink is leaking,... What else? Oh, hardly rent out the ones that has balcony... Until now it's vacant, having the mini balcony over 40th floor for an additional $1K,.. Really stupid in pricing.

Problems with USPS postmen due to lack of lights in the mailing room, limited time use of pool, pool is closed when kids are awake. The green apple dry cleaner service downstairs is lame, Misplaced your packages and ruin tenants clothes...

All that is good is only the view but only if you are above 37th floor, I would say.. Everyone is out this year.

...yes building is flashy on the outside and cheap inside. We noticed that right away but as someone else posted above 3 months free rent brings you down to an ok net effective rate. We'll for sure move out when the lease is over.

But financial incentives aside, a lot of annoying things. Green Apple is sub par. Sop many times did I get packages and dry cleaning that were not mine and also had neighbors ring from other floors delivering my stuff they received by accident. Hey - great way to get to know your neighbors. Speaking of which, walls are thin and made of paper and the vents in the bathroom transfer noise right into your apartment. It's like having roomies you didn't sign up for. Management can't/doesn't want to do anything about loud neighbors in general. And there plenty occasions for complaint about some late 20's early 30's party kids that represent the vast majority of this luxury college dorm building.

All in all we like our apt though once it's somewhat quiet and we feel confident we received almost all your mail. Get a corner unit - anything else feels tight. Units become even smaller on higher floors. It's a good 1 - 2 year lease because after net effective prices are in line with comparable buildings downtown.

Have been living here for over a month now. Love the facilities. Love the doormen...(there are many). Love the location much more so than we thought we would. Tribeca is really right around the corner. But I have to agree with dc1993.

The walls are paper thin. You can hear EVERYTHING that happens in the apartments next to yours. They put on the TV - you almost have to put yours on too. It is really very annoying.

Since this is a brand new building and since they thought of so many other details - why not this too? Why not make the walls marginally thicker or whatever else is necessary to cut down the noise?

Extremely frustrating.
