One Murray Park

Anyone looking into this building? I like the finishing and the small size of the building, but not too sure about the surrounding neighborhood. Seems pretty dead at night...heard that Rockrose is working on an apartment building for rental - will that facilitate the infrastructure development in the area? Also heard food cellar and duane reade will open soon...

I just did a consultation with ABC Shower Doors to install glass doors. It's about $1,800 for doors that open with chrome finishes and an extra $350 for clear glass. (The standard glass has a greenish tint to it that looks obvious against the white marble.) Still deciding...

You mean you put a rack inside the cabinets?

But what do you do about toiletries you need in the shower (shampoo, soap, etc.?)

Definitely must have a building party!

I closed on a two bedroom at the Industry last fall (2012) and was able to get the sponsor to pay state and city transfer taxes. I'm also curious to see if others were able to get the sponsor to pay the transfer taxes. However, I imagine recent buyers' leverage in the LIC area has likely diminished somewhat due to a lack of inventory.

Also, how long is the warranty on units at One Murray Park? The Industry provides a 6-month warranty. Thanks everyone.

i used ABC shower doors to install my glass shower doors. did a great job. i got all the upgrades on it and did 70"

question: is anyone renting out a parking space in the building?

I'm jealous of those of you who bought the units last year. I just saw the last studio selling for 465k. Do you guys think it's worth it? How's the experience so far living in this building/area?

I am glad I purchased when I did. In terms of your question -- I really like living here. The building is well kept (extremely clean) and the staff are great. I really enjoy the convenience too. I get to work (door to door) in 15 minutes and I work in Manhattan! I always feel happy with my choice, especially since the immediate area (which is already nice)is rapidly improving with constant construction. I feel my purchase was a sound investment as it will continue to increase in value.

There will be a new condo building coming up right next to One Murray Park. Construction has already started! Can't wait for our new neighbors!

Lannister, that's good news. I live around the corner at The Industry. The area is changing rapidly. Foodcellar, Inc. signed a lease to move into LincLIC and two other rather large luxury rental towers are under construction (one on Jackson Ave, 98 units, and another on Pearson Street, 197 units). I'm just a little concerned with the recent spate of car break-ins. I hope the idiot(s) responsible is caught.

seller closing cost, transfer taxes...etc plus you believe the price on streeteasy is the actual ask.

GGman is correct, the property sales price for #2B was $925K, but the buyer had to pay both sides of the closings costs. The sponsor was not negotiable on splitting city or state transfer taxes. I hear it was the same for the studio apartment #2I, which I believe was purchased by an investor and will soon be rented out.
