What do people think about this building? Building has tons of amenities but apartments seem a bit overpriced. Some are decent sizes but some are tiny...9B is a 3-bedroom that has less square footage than 35C, a 1-bedroom.

Go look for yourself, I was wowed by the website but most of the amenities weren't complete when we looked (about a year ago). The pool and gym and very nice. We saw a 3 bedroom, standard, boring post-war boxes with updated finishes. I don't have a problem with the location (we already live near York) but once we took a look in person we immediately crossed it off the list.

9B started out as a two-bedroom. The current owners carved a third bedroom out of the LR (http://img.streeteasy.com/nyc/attachment/show/1299867-515-east-72.gif) but neglected to change the LR dimensions on the plan. The scrag end of the LR is more like 12'x13', not 21'6"x13'.

I know people have different preferences regarding neighborhoods...

But, as with Lux 74, no matter how nice the bldg./units might be, I find the entire area to be too bluh and geriatric. Sure, you may be living in a beautiful bldg., but you'd be surrounded by ugly peop..., I mean, bldgs... I am happy for them, though, that there seems to have been lots of interest!

(please know that I am kidding about "ugly peop...")

This was one of the first condo buildings that I looked at, maybe two years ago, simply because you could just walk in on a weekend afternoon and see some apartments, no open houses necessary, no broker needed. I thought that the apartments were pretty uninspired. They looked like rental units that the sponsor had just updated a little. Tons of apartments on each floor and at the time I saw them, there were signs posted on some doors indicating that which apartments were occupied which I found kind of odd. Also why get involved in paying for so many amenities. If you a need a spa, walk one block to East 73rd Street and go to Jin Soon for a pedicure. The little nearby outdoor area was nice. Personally I like East 72nd Street and the proximiity to the hospitals didn't concern me, but this building seems overpriced for what you get.

Looks like the Mirival People are willing to take a bit'o'beating on the ask.

The amenities at this bldg are indeed nice.

As of July 2012, 515e72 has sold a large number of apartments to corporates in bulk deals and at substantial discounts.

This means 2 things:

a) You will see high influx of different types of corporate workers coming for short 2-3 days and the "hotel" culture which might put off some families from buying here

b) If and when you go to sell, and the corporates are also selling at the time, the price this corporate would sell at would be much lower than your to still give them a profit

The couple suing the building for $5.5 mil. They bought an apt for $1.7 mil
I think the building should sue the couple. Some people are gready like hell.

Very over priced for small apartments and views that are going to be blocked by the new hospital buildings going up to the north and south. They don't tell you about the 2 towers going up on 73rd and 74th street. There is also a proposed addition going up from NY Hospital that will block southern views.
