This happens more frequently than one would think. I have experienced this both as a prospective buyer (routinely, I might add) as well as a seller. When I had my old apartment listed a few years ago, my broker was always late for the openhouse. I wouldn't necessarily find that out right away, though, because we'd leave the apartment for the scheduled openhouses...

Then, the doorman would call me, saying that there are people lined up in the lobby...but no broker. So, I had to run back to the apartment, pretend as though I were the broker and showed the apartment--while my husband was on the phone with the broker, who would say either: (1) he was on his way (truth: he was still in bed in his Queens apartment, after a night of partying); or (2) there was no openhouse scheduled (...huh??? I am the one who scheduled it, remember???).

I had mixed feelings when offers came in from the people to whom I, not my broker, had shown...although the apartment, in the end, was purchased by somebody he had shown!

unlike mitt, i hate firing people--but i would certainly have fired your broker, were i you.

"yikes," I tried... I just couldn't break the contract...

It really burns me when I go to an open house and the broker is late or a no-show. But if it were my listing broker? I'd be so steamed there'd be smoke coming out of my ears, and said broker would get some very poor word of mouth around town.
