Scratched windows

I am close to signing a purchase contract on a sponsor unit in a fully occupied new building. This is the last sponsor unit remaining; however the windows are extremely scratched, almost as if someone used a razor to remove the manufacturer's labels. The sponsor refuses to correct this problem. First: Do the scratches effect the integrity of the glass in cold weather? Secondly: Any ideas on repair besides replacing the windows? Thirdly: Are these type of things covered in the warranty? Fourth: Any advice?

As long as the seal of the thermal unit is not broken,this should not be a cold weather issue.As far as removing the scratches,I have used a company called Glass Care in Cliffside Pk, N.J. with good results.However,i have only used them for tempered glass;I am not sure if their equipment can be used on reg. plate glass windows.Additionally, the cost might be prohibitive i.e. it might be cheaper to buy replacement sashes.Three and four I can't give advice about. Can you see the scratches from four feet away? The house will accumulate wear and tear soon enough and this will no longer rank high on the list of problems.

since you have not signed the contract yet, don't. the sponsor is providing you will defective window and is refusing to fix it. can you imagine what else is wrong?

if you do want to move forward, get a good home inspector to go through the building. also, reduce your offer by the amount it will cost to repair the defect.

Good call. Windows were actually discovered during inspection.

Any suggestions on glass repair companies in NYC?

Agreed with above comments -- the sponsor is refusing to fix the problem because he knows its going to be a giant PITA to fix. Keep that in mind. You might need to end up replacing the windows, which isn't fun if you're already living in the unit.
