Does anyone have any information on this building? Why have the available units been on the market for so long? It seems like a nice building, location, etc. Anyone have some more specific information to share on this building? Thanks.

I can't comment on the building but can say that the building fronts on an unattractive block, directly accross from the 59th Street Bridge. Also the block leads to an entrance to the bridge.

On a brighter note, the 2 stores on the ground floor, which were vacant for years, have been rented. An Italian restaurant opened about a year ago, and another restaurant is under construction and should be opened before the end of the year.

Within 3 blocks of the front door you have 8 movie screens and stores like T.J. Max, Bed Bath & Beyond, Home Depot, Container Store, Bloomingdales, and lots of grocery choices, D'Agostino's, Food Emporium and Whole Foods. Needless to say, tons of restaurants on 1st, 2nd & 3rd Avenues.

I saw a north-facing C-line apartment (which failed to sell). Its multipaned "gorgeous oversized casement windows" sure did bring in the 59th St Bridge traffic (and the 1st Avenue trucks rumbling under the ramps' arches). The Roosevelt Island tram's probably silent but didn't improve the view. Maybe the south side of the building's quieter.

Well, the bridge and all its traffic is still there. Noise might be reduced if congestion pricing reduces the amount of traffic coming into the city, but I wouldn't bank on it.

Maintenance seems mostly reasonable considering it includes electricity and cable -- it's a relatively small building, with doormen. I would wonder about the current assessment, and the situation regarding the ground floor commercial spaces should be carefully considered. Apartments layouts are traditional and typical for the period, with some fun things in certain units. I've always thought that units with south-facing windows are at risk of becoming less desirable if the adjacent brownstone lots were bought and an apartment tower put up on those lots.

Of the 14 listings which "concluded" in the last year 4 sold and 10 were taken off market.

We bought a 2 BR unit in there for $140,000.
