And... http://www.streeteasy.com/nyc/sale/194007-coop-150-east-77th-street-upper-east-side-manhattan Price reduced $200K 4 days ago and listed for only 12 days! Desparate sellers? These properties are in high demand areas, surprising that the sellers would drop the prices so much so quickly - no?

let's hope the same effect spreads to the outer boroughs so I can actually afford something.

I lived in 155 East 76th for many years, and have fond memories of it. It's a nice, well-run building, but there's nothing unique about it. I can't see anyone pricing that line at $1.5MM, even with all the fancy renovations. The quick reduction suggests that the original price was either a mistake or a set-up for a dramatic reduction.

Looking at the floorplan, the one on 155 east 76 is not really a 2bdrm apt. The 2nd room carved out of the living/dining room is tiny and odd-shaped.

Be aware that sometimes properties are listed for sale in MLS and NY Times for a period before they show up on Streeteasy. The actual time a property is for sale may be longer than indicated on Streeteasy. This happens more often with smaller brokerage houses but the larger ones do this too sometimes.
