Discussion about
We are looking to close on a condo in 3 weeks...it is a factory loft that needs a full renovation (full demo, new kitchen, 2 bathrooms, flooring and raise the ceiling). We pretty much know what we want to do with the space and need an architect to do the official drawings. Any recommendations for someone with reasonable fees? We are stretching our budget to the nth degree, so would like to save some $$$ if we can.
I would be happy to talk to you about the details of the project. Please feel free to call or email.

Mitra,
I have used BuiltINstudio for many of my clients. They are very efficient and reasonably priced.

Mitra, please e-mail me direct for some architect recommendations. stephen@capitalcraftsmen.com
We really liked working with Ed Shalat of Shalat Architects. They're reasonable and very responsive. We were impressed with how quickly and flawlessly their end of our project moved along. If you already know what you want I'd just go directly to an architect rather than work with a designer. Remember, designers who aren't architects will have to sub-contract an architect for your DOB drawings.
Congratulations on your upcoming purchase.
Approximately 30% of the cost of working with an architect, traditionally, is spent during construction administration. During this time, the architect visits the site, reviews shop drawings, generates meeting notes, approves payment requests, and determines the steps to final completion. In addition, approximately 20% of the time goes into drawing the details for entirely new kitchens and bathrooms. Regardless of who you select to design/permit your project, make sure to review the proposals based on what's included in both the design and administration of your project. Incomplete drawings and a lack of supervision on the job site may lead to change orders from your contractor far exceeding the initial savings on the architect.
Please feel free to email my firm at info@hirshsondesign.com. We specialize in residential design, and we'd be happy to discuss the process with you. Enjoy the process and settling into your new home.
We adore our architect.. let me know if you're interested. Leslie
Dear Mitra,
I would suggest you spend the money on the architect as the foundation details of any project are the most important and try and save then on the construction costs. We are General Contractors and have been in business for 25 years and do a lot of apartments renovations. There are a number of architects, designers and decorations in the NYC area that we work with. You can check out our website or contact our office if you have any questions. (718) 328-3519
Thanks,
William

Hello Mitra,
In order for you to build out your idea in the most economical way, you need a reliable contractor as well as an architect that is easy to work with.
We are contractors not architects but can help the architect you choose to value engineer (VE) the design.
Please feel free to contact me at apena@condeny.com
Thanks, and good luck.
