We really liked working with Ed Shalat of Shalat Architects. They're reasonable and very responsive. We were impressed with how quickly and flawlessly their end of our project moved along. If you already know what you want I'd just go directly to an architect rather than work with a designer. Remember, designers who aren't architects will have to sub-contract an architect for your DOB drawings.

Approximately 30% of the cost of working with an architect, traditionally, is spent during construction administration. During this time, the architect visits the site, reviews shop drawings, generates meeting notes, approves payment requests, and determines the steps to final completion. In addition, approximately 20% of the time goes into drawing the details for entirely new kitchens and bathrooms. Regardless of who you select to design/permit your project, make sure to review the proposals based on what's included in both the design and administration of your project. Incomplete drawings and a lack of supervision on the job site may lead to change orders from your contractor far exceeding the initial savings on the architect.

I would suggest you spend the money on the architect as the foundation details of any project are the most important and try and save then on the construction costs. We are General Contractors and have been in business for 25 years and do a lot of apartments renovations.
