refinancing jumbo

hi all - was just given a rate of 4% to refinance - jumbo - no points. does this seem fair? was hoping to get closer to 3.5% thanks

15 or 30 year? I am refinancing into a jumbo 15 year and got a rate of 3.25% which was close to the low that other banks were offering. For a 30 year I would think that is about right since rates creaped up slightly lately.

4% on jumbo 3oyr sounds right in current climate. You might do 15pbs better if your credit profile is 780+. Looking at 4% myself.

About to close on a 30Y fixed at 4%, 0.5% credit (=negative point) at closing combining a first & second mortgage - 75% LTV - credit in the 750 range. With Citibank.

I had a 4.85% 30 year jumbo and looked around to refinance. Found some 4% no point jumbos (have high credit rating and couldn't get much better). I ultimately settled for a 3.25% interest only 7 yr arm. Not only was there an alarming difference in the monthlies, we did some spreadsheets and realized that if we refinanced again in 5 years even at 5% plus change we would still be ahead with nominal investment of cash from monthly savings. And, we don't think we will have the apt longer than 5 years.
