Hi, do you think the conjestion pricing will affect the apts prices above 60th, near 60th and below 60th street? Thanks.
Slee.. geat question..anyone??I would have to say thst an immediate impact would be a positive for say 58 and below? I see 59-67 becoming somewhat less desireable location? Very tough to speculate.
Obviously parking would become a nightmare in the hoods above the northern border of the zone, Bloomberg raised the idea of neighborhood parking stickers, like Boston has. Such stickers would become hot commodities indeed.
Parking in those neighborhoods is already maxed out, so (after a brief "learning" period) I don't really see it getting worse because of the congestion zone. I experienced the parking sticker thing when I lived in Chicago. It's a hunting license -- you still drive around for 45 minutes to find an actual spot. With NY's much greater density, it's a total non-starter (maybe good for raising a little revenue, though).
The main effect of parking permits would be to negatively impact local businesses (a bit), and to make it harder for friends of residents to visit by car (both depending on the hours the permit is in effect).
Aother tax. What a joke. It's becoming impossible to live anywhere in this city.
I'd guess the effect on housing prices would be minimal. What will appreciate is parking spots just outside the zone, especially those near transportation (Lincoln Center, spots around the 6 train on the UES, Williamsburg, Brooklyn Heights, even Hoboken).
