These apartments will move quickly. There are only 39 units, great amenities, and it will be priced well.

Jarrodr. Why are you pumping these properties without any substance? If I were a prospective buyer I would stay away from anyone mindlessly pumping a building.

Jarrodr: This is the most substantial report I've found on 200 East 79th, but there is little to nothing there. The website is just a placeholder, so it might be more productive to wait until there was actually something to discuss, unless you have substantive information that you'd like to share with the rest of the group...

I'm keep a close eye on these. I was the guy that Curbed linked to. There is not much info out there, but they are expected at around $3000/ft. I know that sounds crazy, but I think they'll be getting it if the interiors end up anything like The Touraine. I don't think Jarrodr is pumping here. He's at Core, and Stribling has the listing, so I think he is just calling it the way he sees it.

The prices range from $1352 per square foot (3C) to $2,230 (17B). I should note that the size of the apts. may be incorrect as it "takes into account unusable space, beams" etc. So maybe if you use a "usable square feet" the figures come out higher.

Is it possible to get $3,000 per square foot on Third Avenue? The section on "The Address" is a bit thin, which I think may be what holds this building back. It's on the wrong side of Third.

The gym looks great! That pillar will work as a great pick man for the pick and roll I like to run on the basketball court. WHO DESIGNS A COURT LIKE THAT?

I smell lawsuit when someone seperates their shoulder.

It'll be interesting to see whether they guessed right about what buyers want.

On 3-9, the three-per-floor floors, the kitchens seem way too big in proportion to the living rooms. The A line especially, where they're one room.

The B-line half-bath opening right off the living room is a goof. CetraRuddy should've known better.

NWT: I think that the A Lines have too little public space for an apt. of that size. the combination kitchen/DR/LR might work if the space were larger, but for $3mm, I'd expect a real dining room.

Parker: Lol. The beam does look a bit close to the basket and it's odd to have tricycles in the gym. Do the number of basketball players and ballerinas who want to buy 2+ bedroom apartments outnumber the families who would be more interested in a playroom for their kids? It seems like an odd choice for space given that there's already a work-out room.

Falco: The half bath bothers me less than the lack of living room space/dining room.

The columns in the gym are funny, but for those that grew up playing basketball in the NYC grammar school circuit 30 years ago you saw a quite a bit of that, often because old churches turned into gyms.

Anyone know why did they not build a parking garage in this bldg like they did with 170. A real downside for many of my clients.

I hear it's a great seller. As for the garage, there was no place for it on Third Avenue. The placement on 79th would have been dicey. The Verizon i. e. New York Telephone building shares an eastern lot line with 200 East 79th. Before buying I would look into what goes on in there. My guess is that it is switching station. Might have had hundreds of operators at one time. Some maintenance workshop as well.

Is there an issue with the window manufacturing and/or delivery? The site appears quiet while it awaits the windows?

Any guesses or inside knowledge?

Windows are delayed till Feb to March timeframe. Pushing back the summer move in date.

The crew will have to stay in the Hamptons past Labor Day to move in.

I think these buyers are going to be disappointed with the finished product. In the 1920 sq ft 'A' line, the living room is only 14.10 ft wide. That's disproportionately small, too small for an apt at that price.

They have to have windows and the finishes first, before the room sizes can disappoint.

The work site has been dormant for about two months. Any word?

I don't think it's dormant. I walk by once or twice a week and usually see activity on the elevator on the Third Ave side (construction materials being moved up from a delivery truck, etc). They are working behind the plastic sheeting that covers the windows, but have not shut down the site pending window installation. Whether they are doing everything that they could do if the windows were already in is another question.

Dormant: having normal physical functions suspended or slowed down for a period of time; in or as if in a deep sleep. Alive but not actively growing.

Windows started making their appearance 3 weeks ago. Hopefully an insider can tell us what the issues are. The project is still going slow.

When 200 East 79th is compared with the quality and speed of 135 East 79th Street, one has to wonder what the depositors are thinking about 200 East 79th.

Maybe it's because the Wilfs at 200E79 have done just a few Manhattan buildings, while the Brodskys at 135E79 have done what, eighty? They'd get first pick of the contractors, project managers, and so on.

Anyone want to comment on the quality of the windows or work going on. The workers threw up a corner window "configuration" that is not looking great. I'm still waiting for the "bronze effect", but it's not looking like it will save the outside flow.

Any buyers want to comment?
