How noisy are the units that face 9th ave and 50th st?

Very. Even on higher floors, you hear the "NYC street noise" 24-7.

But my biggest problem with that bldg. are the high CC and the general 80s-rental-bldg. feel.

Does anyone know why a late 80's rather nondescript condo without fancy amenities has such high common charges? After all, it has over 400 units to split the doorman and other expenses.

probably to pay for that public plaza which is overrun by high-school kids at times.

Snuffles, that's a good point. Although those aren't generally "bad kids" at all, they tend to congregate around the sountern end of the plaza, mid-block, between 8th & 9th--and they can go out of control and be a bit loud, obnoxious and intimidating.

Luckily, though, they usually don't stay there after the dinner time.

Also, as for the CC, I just wanted to be clear that, although there is a pool and a huge gym in the bldg., there is a separate monthly fee to access them, from what I understand. Brokers selling units there generally list these amenities, but the residents aren't free to use them.

Given the hefty common charges at World Wide Plaza(the very cookie cutter 2BRs are approaching $3,000/month including taxes), I would think that the gym and pool should be free! But none of this explains why a building with over 400 units should have such high charges. Is there an issue with an underlying mortgage? Is the infrastructure poor, such that heating and other costs are on old systems that require higher upkeep? With the 2BRs at just under 1,100 square feet, this put the monthly costs at nearly a 3-to-1 ratio, which would be extremely high even for a spanking new boutique condo that has to cover doorman and other expenses across only 30 to 50 or so units (even assuming that there's no tax abatement). There has to be some good (or bad) reason for this. Can anyone who lives in WWP shed any light?

I live in WWP and can't shed much light on the why, but I do know that the residents are concerned about the CCs and have elected new board members who are working on this issue. As far as I know, there is no particular reason, such as a mortgage issue, and my sense is that the finances could be better managed and hopefully will be with the new board.

All else I can say is that for the common charges we pay, my husband and I have had no complaints. The building is well maintained, the maintenance crew are responsive, the rest of the staff are friendly yet professional. I feel very safe in this building. For example, food delivery men are escorted to and waited for on the floor they are delivering to by one of our employees; when a delivery man takes too long, the employee swings by to make sure everything is okay.

As to the pool / gym, it's a Bally's and their usual deal (as of last year) was $25/mo., which is really cheap for NY!

Any updates on on the new board and CC? Indeed very high for such huge building. Is there any interplay between the other two WWP complexes?
