IMO if you get a key to the park, very nice. If not, I don't get what the point is.

I lived there about six years ago and absolutely loved it. I did have a key to the park, but I would have liked the neighborhood regardless. It's also extremely convenient to get to many parts of the city.

Lived at 25th and Third and I really liked the neighborhood. Good mix of restaraunts, especially on Park Ave.

Good train access N,R,4,5.

A little bit of a young neighborhood as recent college graduates tend to flock to the neighborhood. Baruch college during the day also has a flood of college kids during the day.

One word of warning, some projects on Second Avenue in the 20's.

Live at 24th and Lex and really like the neighborhood. Good mix of restaurants on 3rd Ave and Park Ave. Also, in Union Sq area. Shopping really close by. Good train access to 6 and N,R. Madison Sq park close by even if you don't have access to Gramercy Park. Easy to get to many parts of the city from here. Really can't complain and hence, looking to buy in the same area.

are you talking about Kips Bay Court ???

Large apartment complex was built in 1976 as Phipps Plaza West, part of the South Bellevue Urban Renewal program that provided nearby affordable housing for Bellevue workers. "Phipps" was Henry Phipps, a partner of Andrew Carnegie's who in 1905 founded the nonprofit development group that carried out the project. In 2002, however, people who put up money for the project sued to force it out of the Mitchell-Lama nonprofit housing program.

I think they are market rate now.
