I just closed on a townhouse in Hamilton Heights using a 203k loan from Bank of America. My loan officer, Nigel Hypolite, was A-MA-ZING. The deal fell through and came back to life thanks to Nigel. He found ways to make things work as we encountered many roadblocks, from my borderline income to the impossibility to find anyone willing to issue insurance policies in Manhattan after hurricane Sandy. It took six months but in the end we closed. Be prepared to provide an insane amount of paperwork. The loan processor and underwriter took some time reviewing the documents but anything that could be done locally in NY by Nigel was done promptly. At the end, since I had to vacate my apartment, he rushed everything as best as he could so we could close at the end of the month. I highly recommend him. I wish I could use his services again but I swear I am never going through this again. Actually, someone on another forum just told me that Nigel left Bank of America on 2/1, the day after I closed. I called him on his cell and he confirmed that. As soon as he lands somewhere, he will send me his info and I will spread the word. He is that good.
Nigel Hypolite saved my baby from a burning building while simultaneously resolving a networking issue that has plagued my office for months. Did you read that right! AT THE SAME TIME!

You think the process of getting a 203k loan was a major pain... it will seem like a walk in the park relative to the renovation.
In all seriousness, Michael Stein at Wells Fargo is the man when it comes to renovation loans. Illustrated by the fact he didn't get laid off on 2/1 like Hypolite...

i think it's 555-555-5555. you probably need to dial a 9 to get an outside line.
B of A seems to be pulling away from the mortgage business. There should be no shame to a mortgage exec who gets "laid off" in this situation.

I was just joking, you have to admit, Hypolite sounds like some adhesive or coating made by DuPont or 3M.
